What an akiya bank is, and how to reach one from Settle Map

An akiya bank is a scheme run by a municipality: owners who want to sell or rent a vacant house or plot register it, and the municipality shows it to people considering a move. What sets it apart from a commercial property portal is that the listings often never reach one, and that the same department handles relocation advice and renovation subsidies. Every municipality runs its own, so formats and volumes vary widely.

Settle Map takes the official URLs from the MLIT directory of municipal vacant home and vacant land information sites, and carries one for 1,085 of the 1,892 municipalities (57.3%). 4 prefectures are covered completely, and the lowest coverage is Okinawa (4.9%).

How to read this table

A low coverage rate does not mean a prefecture has no akiya banks. It means many of its municipalities are missing from the directory, or could not be matched by name after a merger. Metropolitan areas score low in particular, because municipalities there tend to run housing support desks rather than a bank.

Where no official URL exists, Settle Map falls back to the municipal site of the at home akiya bank — the operator of MLIT's nationwide vacant home and land bank — which covers 954 municipalities. For the 504 municipalities with neither, the page offers a search link for "<municipality> 空き家バンク" instead.

The path through the site has three steps: narrow the map by your conditions, open the page of a municipality that interests you, and follow the akiya bank link near the bottom of that page. The buttons are ordered official site, at home, then search.

What the numbers do not tell you

Municipal sites move when a CMS is rebuilt or a domain changes. Settle Map checks that each URL resolves when the data is built, but cannot follow a link that moves afterwards. If a link fails, search for the municipality by name.

A listing on an akiya bank does not mean the property can be bought or rented immediately. Some municipalities require registration before a viewing, or an interview about your relocation plan.

Renovation and purchase subsidies differ by municipality and change every fiscal year. Settle Map holds no subsidy data, so confirm the current terms with the municipality itself.
